Property Preservation & Distressed Homes

Brickyard stabilizes, secures, and restores vacant and distressed property across Indiana. We handle the work other contractors pass on — cleanouts, boarding and securing, winterizing, mold remediation support, and the full rehab that follows.

Problem → Resolution

What we see, and how we fix it

  • Investors buying vacant or distressed Indiana houses
  • Mortgage servicers and asset managers with REO inventory
  • Estate executors and families clearing an inherited home
  • Landlords recovering a property after a difficult tenancy
  • Out-of-state owners who need boots on the ground in Indiana

The problem

  • House sits open, unsecured, or accessible to trespassers
  • Pipes are at risk of freezing through an Indiana winter
  • Years of belongings, trash, and debris have to come out first
  • Water intrusion has caused mold, rot, or ceiling collapse
  • Nobody will quote the job because the scope is unknown until it is opened up

The resolution

  • Lock changes, boarding, and securing of doors and windows
  • Full cleanouts and debris hauling, including hoarding conditions
  • Winterization: water shut-off, line draining, and system protection
  • Mold removal, water damage repair, and structural stabilization
  • Complete rehab back to rentable or sellable condition

Typical process

  1. Walk the property and document condition with photos
  2. Secure and winterize immediately if the house is exposed
  3. Price the cleanout and stabilization separately from the rehab
  4. Complete the stabilization scope and re-inspect what is now visible
  5. Quote and complete the rehab scope with the owner's goal in mind

Scope sheet

  • Owner goals: stabilize and hold, rent, or sell
What Brickyard may furnish or install
  • Locks, hasps, boarding material, and securing hardware
  • Dumpsters, hauling, and disposal coordination

Pricing guidance

Preservation work is priced in phases because the real scope is usually hidden until the property is cleaned out and opened up. We price securing, cleanout, and winterization first, then quote the rehab once conditions are visible. No guessing, no surprise invoices.

Exclusions
  • Eviction, lockout, or possession actions — those are legal processes
  • Title, lien, code enforcement, or legal representation
  • Appraisal or valuation opinions
  • Work on property the client is not authorized to access

FAQs

Will you take a job other contractors turned down?

Usually yes. Distressed, hoarded, and heavily damaged Indiana properties are a core part of what we do.

Can you handle the property if I am out of state?

Yes. We document everything with photos and work directly with out-of-state owners, servicers, and asset managers.

Do you winterize before freezing weather?

Yes. Shutting off and draining water lines is one of the first things we do on a vacant Indiana property heading into winter.

Can you do the full rehab after preservation?

Yes. We can carry the property from securing and cleanout all the way through a complete rehab.
